Financial due diligence in Sydney, referred out.
We are on Sydney's lower north shore, so a Sydney buyer can have the conversation about what their deal needs face to face. The diligence itself goes to an independent specialist, and the introduction costs nothing.
The Sydney acquisition market
Sydney is the most competitive acquisition market in the country, and it moves fast. Cafes and hospitality venues in the inner suburbs, trade and services businesses across the west, professional practices on the north shore, and eastern suburbs businesses priced with a healthy dose of postcode premium. Speed pressures buyers into skipping diligence, and vendors know it.
The pattern that shows up most in Sydney deals is price built on peak trading. A vendor sells on the best twelve months the business has ever had, often with rent about to reset under a new lease. Reconciling the earnings to BAS lodgements and testing the rent line against the actual lease on offer moves more Sydney asking prices than any other single check. It is the first thing to tell a specialist to look at.
What this means for Sydney buyers
The conversation about which disciplines your deal needs can happen in person in Sydney or by video. We then introduce you to the specialist, by email and to a named person, with the context already written down. You engage them directly and their fee is theirs to quote.
The disciplines, what each one covers and how an introduction runs are on the financial due diligence page.
Sydney questions
Yes, for the conversation about what your deal needs. We are on the lower north shore and meet Sydney clients in person where that helps. The diligence itself is done by a specialist and you engage them directly, so where you meet them is between you and them.
The disciplines are the same everywhere and most of this work runs on documents rather than proximity, so a Sydney deal does not need a Sydney transaction services practice. The exceptions are the physical ones: building, pest and site inspections should be local, and a solicitor should be admitted in New South Wales.
