Financial due diligence in Brisbane, referred out.
South East Queensland is the fastest-growing acquisition corridor in the country, from Brisbane out to the Gold Coast and Sunshine Coast. Growth markets breed optimistic forecasts, and optimistic forecasts are exactly what a buyer should pay someone independent to test.
The Brisbane acquisition market
Brisbane deals lean into growth: trades and construction services riding the infrastructure pipeline, franchises expanding along the coast, and healthcare and allied services following the population north. Vendors here sell the future, and information memorandums in this market carry more projection and less history than anywhere else we work.
That is the specific risk an SEQ buyer should brief for. A projected earnings number is not a lending base or a price base until it reconciles with what the business has actually banked. Tell the specialist to pull the story back to BAS lodgements, real deposits and year-to-date trading, and to show you how much of the price is history and how much is hope.
What this means for Brisbane buyers
The conversation runs by video at whatever hour suits, and the introduction follows within two business days. On a projection-heavy SEQ deal we will usually say to start with transaction services and hold the rest until the earnings are settled, because there is no point pricing the lease on a number that has not survived contact with the bank statements.
The disciplines, what each one covers and how an introduction runs are on the financial due diligence page.
Brisbane questions
Yes. The introduction is the same everywhere from Coolangatta to Noosa, because the financial and legal disciplines run on documents. The physical ones should be local, and on a coast deal with premises that usually matters.
A transaction services specialist, and tell them explicitly to separate banked history from projection. That instruction matters here more than anywhere else we look: the memorandums in this market carry more forecast and less record than any other, and a specialist who is not told to split the two will sometimes present them as one number.
That is the specialist fee and theirs to quote, so we do not publish a number for work we do not do. What moves it is the size of the transaction, how many trading entities there are, how complete the records are, and how much of the asking price rests on projection rather than record. The last one matters more in this market than most.
